These would be 7-10 year holds, so in that time frame, as the assets age, am I going to start being better off running the assets traditionally as the R&M expenses begin to increase over time?  

I'm intrigued by the greater MB and greater Wilmington (NC) markets where there is growth in a demographic (aging US and Canadian population) that is well positioned over the next few decades.

If the deal is good enough, I would stick with it and not worry about the age.

What I love about him is he did not started off in real estate by getting a small loan of 1 million dollars from his parent lol; he started off washing dishes at a Chinese restaurant when he was 16 years old (He drop out of high school at 16 years old) With money he saved from washing dishes, he bought his first small restaurant at age 18.

Old people are great sellers; netting $500k v $515k might make no difference to them, but helping a kid the age of their grandkids into a home might mean the world to them.
