There are many affordable investment opportunities in high yield private commercial and residential properties.

If you can afford the tenant turn and the vacant period to lease I would highly consider letting them go as well when this term is up. 

I wouldn't say he's evil, but he's definitely not nice.On the other hand, his monthly net income is about $45,000 so he can afford to pay a judgment. :)

You can make money flipping high end properties, but not so much as a landlord right now.If you want a home,  buy a good building in a decent area, buy as much as you can afford and forget about the price. 

I'm very responsible, rarely splurge on things and I know I can afford it. 

There are some markets a couple hours south of me with semi-affordable opportunities but they can get a little dicey neighborhood wise. 

I live in the Pacific Northwest, I'm a bit priced out of the market, I'm attracted to buying a duplex or fourplex in some state in the Southwest or Southeast where I can better afford to buy, I would like to move there and live in one of the units, but it seems like an overwhelming project to decide where to buy it seems there are a lot of factors involved and it's difficult for me to come to a decision.
