It seems like the complexity really ramps up with we start talking about doing a BRRRR on a multi via a 1031 exchange, although I am really motivated to model it out. 

Instead, use them to motivate you to aggressive action.  

While the idea was intriguing, more than a year went by without any resemblance of a lead to how we could both achieve this together.

That's probably the only negative I see to the owner being in a foreclosure situation--and if it's not a short sale, you won't have to worry about that (on the flip side, he or she will probably be motivated to accept any offer that they get, so that bodes well, but you may be, or may already be, competing with other offers).Things I would be curious to know about: are all of the utilities separate?

Hello BP community newbie here on BP I am currently in search of  ideas on how to go about finding leads on motivated sellers and any advice as to what I need to do to find my first house and get it under contract

. , we are all far more concerned with talking to real motivated sellers and not just someone wasting our time.

If you believe that it the only thing motivating a borrower to come to you is saving a few percent on interest, you can be quickly undercut by any nimble HML, or your other Crowdfunding brethren.
