What is your skill set that opens doors in case your job were to vanish or become obsolete?

You learn so much about the operator of a portfolio during the underwriting and due diligence process and we were fortunate to be dealing with people of integrity and skill on this one!

You can also use a glue down lvp that requires a bit more skill to install (my guy charges $1.50 sq/ft) but is a lot easier to replace when a tenant damages a piece.

There is something about spreadsheets causes all critical thinking skills some people posses to vanish and be replaced with a blind belief in whatever number or percent they heard someone other successful person use without any attempt to understand the logic that drives those assumptions.  

@Jim K. had some good tips for fixing holes that are stripped out.I would recommend hiring a handyman to fix it, just because I have a feeling it is out of your skill level.

I have a shortage of some funds for down-payment and this is only for an year and I can manage after that.

I still haven't met a contractor better than me, well maybe more experienced and skilled, but flipping is a time/money beast.

It's not the shortage of land that controls development, it is the shortage 'supply chain' control of natural resources (water, wood, etc) and financial motivation that is presently moving our marketplace in this direction. 

If any investors are willing to teach me how to find and evaluate deals in this market, I'd be happy to put those skills to work and bring deals to your desk.
