Ok....The tenant is decent in the aspect that she pays on the 1st and she is a professional rentersecondthe tenant payment posted electronically to the merchant site and was processed however within 24 hours they stated they are unable to post the account as the tenant has an account but the merchant felt their payment was a liability and would not release it.

@Adrianne Daniels There are a lot of possibilities: Discharged of debt and wrote it off, sold the note and fell thru the cracks, erroneously recorded against your property, released and never recorded.

Most generally my rule of thumb is 100k-500K,2% TO 3%, 501K TO 1 MILLION, 1% TO 2% OVER A MILLION PLUS generally 1% with solid Proof of Deposits..NEVER, put any money in the sellers hands because it can and most generally will become hard to get the seller to release the money!

It is questionable whether the property owner is truly responsible for these costs because there may be some negligence by the HOA for creating this problemI would like to propose to the neighbor to enter into a contract for the sale of the property with the following conditions: $85,000 at closing but only $55,000 of this amount will be released to the seller immediately at closing.
