I month of vacancy and you're in the red for the year. 1 or 2 things go wrong (HVAC, roof leak, who knows) and you could be in a world of hurt.Breaking even in the duplex might just work as a house hack.  

The house is a 3/2 SFR and the square footage is 1602.

They will give quotes of cost per square foot over the phone or send a representative should you need a more detailed and specific scope of work breakdown. 

A quick search online with your square footage will let you know the BTU's you need. 

I have a 1 bedroom, 1 bath townhome that is only 540 square feet.

NW wise Logan Square is great for a live-in flip/house hack.

Go  to the property with a witness that will be available to appear in court, Take pictures of every square inch of the property, repair anything you feel could be used against you in court.

However, my real question has to do with a couple of red flags that we are seeing that may just be standard procedure for the hedge fund that owns the property.

This is a serious red flag: "Every expense gets billed to the owner, incl. clogged sink drains and complaint about a "busted" garbage disposal that actually doesn't exist." 3 different people will give you 7 different ways to react.
