I think as long as the owner suspects illegal activities are going on in the house that they could exercise their landlord right to inspect the property as frequently as they see fit.

It sounds easy enough with having two contracts and I'm sure some renters just won't exercise the option when it comes time but to the landlord that isn't necessarily the worst thing.

Also would I be able to physically split the home in half, maybe add an extra kitchen, build some walls and Officially call it a Duplex to receive more rental income when I move out to purchase my second home to repeat the process???

You already mentioned the background/credit check but make sure you also call their last two landlords, call their employer and conduct move in/move out reports that they physically sign.

I would speak to his employer and get a character/reference check from them and get physical proof of his retirement income but overall I would probably let someone like you're describing move in.
