Since then I figured out since I meet the income threshold I could consider it a "second home" vs. rental investment so I could put 10% down, which has me even more interested.

There are lots of meetings every month and some geared toward flipping, new investors, multi family etc.

As mentioned above if you look hard enough you can find the 1% rule with a value add, just make sure you get the right person to help you out whether it be a wholesaler, an agent that invests themselves, or even another investor that you meet.

There is a wholesale group that meets once a month. 

Meet other investor, agents, lenders, etc.

We have a real estate investor group that meets that meets quarterly.
