I plan on Renting out all 4 units which will gross around the $6,000 mark.

As far as the wholesaling question, I too felt a lot like @Mark McClure in regards to taking advantage of people, but I have started to loosen up my thoughts in relation to the service they provide.  

Or possibly @Mark Ainley knows some other PMs through his network.

It's very difficult to find distressed deals that hit that mark.

I agree with Mark that they typically are not as appealing.  

There are programs that allow you to refinance within the 1 mark actually with a score at or above 680.
