@Bart Hedgcock, I rechecked my lease agreement and I don't have early termination or reletting clause, rookie mistake..did not use the standard TAR lease as I thought I had to go through attorney or leasing agent to use that form, does the texas law still protect me

I am a licensed assistant because the monthly fees are significantly less for me than if I was just a regular agent at REMAX.When I look up his license it is listed as 'Independent Level Real Estate Broker - Associate'.  

I am thinking of forming an LLC soon.

Certificates of eligibility: The VA issues and updates CEO forms which establish a Veteran's eligibility in writing and can be obtained with the following: 1) DD-214. 2) VA Form 26-1 880.

 I think many people would look at that and think it's a possibility for an investment me personally I would never do anything even close to those numbers 2400 a month rent for 315,000 price would Be a no goPrice would have to be well below 200k for me 

I never have an agent I always go directly to the agent that listed the property in my opinion it makes no sense to do it any other way  Think about it the listing agent is going to make a double commission if they sell to me  If they sell to you they make half the commission who do you think they're going to push for me or you drop your agent and calling the properties yourself 

Another thing that worked for me was when I drive around which I am joy doing it with my wife if I see a house that's been abandoned out the country or find out who owns it often it's a farmer who doesn't use it anymore I've gotten two different places like that for $500 down
