I also like to look for STRs myself near Bush Gardens, USF college and the Tampa Medical centers.

I bought a cool/heat unit from Home Depot a few years ago. 

A garden.

I pay cash for the property and use Visa, M/C, Lowes and Home Depot credit to get the job done.  

Then I went into Home Depot to get a cost of materials I wanted to use.

It has restaurant sizzle and cool hippy dippy gardens with chickens in the backyard, but not the tourist demand of downtown Oakland, SF, or other areas..

Here are my total numbers since closing back in Oct/Nov:Upfront costs: $48,516.46 (closing, downpayment, inspection, appraisal)Mortgage Payments: $7,150.92 (P&I, escrow)PM Distributions: $15,761.66 (rent collected minus repairs, pest, PM fee, gardening/landscaping, etc.)

I more need a bookkeeping tool for example the 55k YTD in purchases I've made at Lowe's/Home depot/amazon and like the other 45k I will make before yr end.Let me know what you think?
