Hi everyone.Any advice on how to inspect a townhouse, in terms of what to check, whether I should move tenants belongings around to see the walls and floors, what tools to bring, etc. etc.?

As for renovation, she had pulled up the carpet on the stairs, removed the laminate flooring and scraped some of the popcorn ceiling of the ceiling.The side with the tenant needs very little work.

I'm wondering if anyone has a favorite site for finding Duplex/Triplex Architectural floor plans that they think has curb appeal and "in-demand" open floor plans they would like to share. 

Would you acquire a property for BRRRR if it just needed cosmetic work like paint and flooring and would likely qualify for a conventional loan? 

There is an opportunity for a complete remodel to a commercial property with store front first floor and residential remaining floors.

They would measure floor square footages so I would know kitchen is 150 sq ft, bedrooms are a total of 400 sq ft, etc.
