Some examples of reasons they have called: they broke the handle off of the hot water nozzle in the tub (three times), they saw an ant, they saw a centipede, they broke the toilet paper holder, they asked us to install a new handle on the stove, they couldn't get a window open, they discovered old paint on several of the outlets in the house and asked that I replace them all.

I negotiate a lower than comp price by comparing it to selling with an agent.To Buyer (tenant buyer): I negotiate a strike price at $205K, option payment of 3% or $6150 at market rent of say $1595.The profits centers are 3:The difference in rent collected and paidThe difference in option paymentsThe difference in strike prices.I believe you should stay away from sandwiches is you are broke

I am a new landlord, and just had my tenant tell me she fell and broke her elbow while moving furniture back into a room after removing it for a carpet install (storm damaged roof and sprung a leak doing some damage to floor and drywall).

I have been listening to a guy that got his start renting SFH's  and   got completely broke with 7500 a month positive cash flow and then discovered owner financing was the way to go and now he is wealthy in San Antonio Texas.There are so many options for loans and partnerships that you can do just about anything.

In Alviso in flooded zone even it is within walking distance to sewage plant, lagoons and built on old trash dump newer homes are quickly snatched up w/o realizing there is such a thing as water pump broke down as recent as two years ago.

They are constantly making maintenance requests (many times for stuff they or their children broke) and are never satisfied.If you run into some tenants like this early on in ownership I recommend giving them a notice to vacate and get in YOUR people.
