@Noel Fleming Jones - one thing to keep in mind for a NC rental is that the deposit needs to be kept in a separate account in a bank that has at least one NC branch.As for the auto pay, there are a number of options available.  

I think the auto investing filled all opportunities up quickly. 

This is why auto payment isn't always the best route unless you have separate accounts for each property. 

You also have the problem of toxic waste if former tenants are dry cleaners or auto repair shops.

We've also used erentpayment.com for auto debit from their bank account every month.  

I've now got around 1.5 a month coming in passively - just xfer the money from one bank account to another from their auto-pays.

You will also need to have liability coverage of $300k on your autos and rental.
