In short, you take a 50% bonus depreciation the first year.The depreciation is ONLY available through the Katrina GO Zone, which effects counties in Louisiana, Mississippi, and Alabama.

I'm also currently in the process of flipping a $1.8M beach house in Orange Beach, as well as some apartment complexes in other places in AL.  

@Ali Al-Khafaji we moved from DMV to Houston in 2021 to grow our investments and take advantage of the lower cost of living (though not that low anymore).

@Al Lee, put a 'death' clause in your rental agreements that voids them if the LL passes.

I want to go over my thought process on this investment and see if anyone has anything to add (or maybe to learn).The property is located near Birmingham, Alabama in Forestdale (35214), N of Forestdale Blvd and near the new intersection of I-22/I-65.

I have an off market deal in the works for 40 acres of prime waterfront property on a prominent man made lake in AL.
