Typically in my area it depends weather you’re on pump/septic system in which case it’s on the property owner.  

Also, when doing your analysis, forecast out a few years where your rent stagnates but expenses increase.

But if you do decide to go full time - make sure to put a little savings aside  ( about 3 months) to help weather the slow periods. 

i don't know what part of Michigan i want to go to honestly, we are moving mostly because we love the snow and we rather cold weather plus my fiance has family there, but i obviously want to move to a city that makes sense for my business. which cities do you recommend ?

Usually I would rather own a sfh than a condo, but in this area I suspect a high rise would weather a hurricane better than a standalone sfh. 400k price point on a condo that has gross revenue projection of 50k seems excessive though

And like Antoine said, they're faster to build not being dependent on weather conditions (except for the foundation and prep work). 

Ideally, we would like a cabin in the mountains where we can enjoy cooler weather during the summer months.
