They typically do not charge to assess the property since they know they will get the job when we close.

The units without mortgages typically net $10-12k annually and the units with mortgages net about 1/2 that.

Appreciation won't be as high as with Class A, unless you buy in a gentrifying area.Class C properties are not typically for newbies.

In theory they are but typically the easiest way to get a tenant out is for non payment of rent. 

In terms of mortgage fraud, I'm not a lender or lawyer but the language typically says that you got this loan with the "intent" to move in.

There can be some great deals new (that typically include install for a reasonable fee) and also I've found some awesome deals on FB marketplace.  

Presently I do have a franchise commercial RE broker (NAI) but I do not feel he is hustling for the $80k commission he is contracted to receive for just marketing my property on their website and told me he made some phone calls.

I looked around this area, however the taxes here range from 5k-12k on typical home which made me look out of state.
