I have found her a house with a 4 plex on the same lot, and it would be 1, more reliable long term as a traditional rental, and 2, the 4 plex is seperated and extremely private and she could airbnb the main home if she wanted and bring in more money. 

If anyone knows a professional with the following qualifications willing to let a newbie ask a bunch of questions I’d be extremely grateful for the help.

You'll know you are doing it right if you are budgeting and extremely thrifty, finding opportunities to get extra work or earn extra money, and pumping books on business, economics, personal finance, investing (of all types, including real estate) into your brain, whether audiobook, physical book, or similar. 

If anyone can point me in the right direction of how to go about this process I will be extremely grateful.

The current market is so wildly overheated that even the worst dog of a property can trigger a bidding war, with offers that come in over asking, over appraisal, and no contingencies.

(The old fridge was 35.5" wide and the replacement fridge is 33" wide. both were the same height and the replacement fridge was about 1" bigger in depth.)The surrounding cabinets were custom made around the 35.5" fridge, so the fit was extremely tight, wouldn't be able to fit a 36" fridge.She was ok with the size when we discussed it prior to purchasing it, and everything was good when I dropped it off and installed it. but about an hour later she sent me a message stating she was unhappy with the size and wanted me to purchase one of the same size as the old one. 

If yes, should it be 100% of the cost or partial.Walls are extremely dirty.

We're not talking about an influx of unskilled laborers... we're talking about extremely intelligent nerdy folks that live or come to California that have enabled the state to consistently lead the nation in innovation and new technologies.
