The amount of time and money it takes to actually get to trial is reserved for insurance companies and bigger players the average tenant simply does not have the wherewithal to take a case to trial..

  - I'm by no means an experienced wholesaler but after starting a solid marketing campaign this past February and dealing with phone calls all over the board as a result of it . . . my thought is if the seller is not giving a price they want for the prop, they are -(1)  tire kickers(2)  doing the "s/he who speaks first, loses" thing(3) not motivated enough for you to invest time in them . . . . yetOne of the most common responses I would get at the initial part of my campaign was "make me an offer,"  "you tell me what you'll pay," some variation on those 2 themes.
