Looking for advice on what areas to target for rentals .

I would love some advice on what to look for when finding target areas when doing the research.

Yeah I've been looking at infill lots in my target areas. 

Sometimes your best bet is to ask any of your local agents if they can recommend someone in your target market area. 

I would like to set-up specific searches with MLS, or Refin/Zillow/etc. type of site. for the following searches:1 - New listings within a specific building (for condo)2 - 2 bedrooms/2 baths that include a lock unit (...

In the past I pretty much did the traditional buy/sell deal, but not exposed to the creative side of REI.Initially I am targeting about $10K/month in income so I can fully devote my time in REI.Currently looking for a Mentor that would guide me through the initial stages of REI.

So basically your target is the tired landlord who still owes a great deal and is losing money.Brian Gibbons would also be an excellent individual to discuss this with.

I am targeting homes that are at least 1,600 sqft and preferably not older than 25 years in solid desired areas, low crimes, great schools.

What square footage do you want; any tenants that you will or will not accept; what lease terms will you accept; do you require credit tenants and corporate guarantees; what is your going-in, hold period and terminal cap rate target; what are your target demographics (HH $, Crime, MSA, zip code); debt/equity/reserve structure?  

Any idea what the targets are?
