I love to say I am an investor, which I am (stocks, precious metals, real estate), but the reality now is that my wife and I also hold high paying jobs at $120K-$130K each, which enable me to purchase these good deals, but prevent me from doing the work myself and obtain "the best deals".

Check your state's L/T laws on abandonment as well as your own lease.  

I too am on the road to obtaining my license this year, and interacting through BP/meeting local investors helped provide information on numerous brokerages.

Just make sure when you obtain the card that the issuer will not report back to your credit.
