I work with a local bank and they offer a pretty sweet deal for flippingI tell them that I'm buying a house and need (X) amount for repairs.I have to pay 15% of total amount down payment at closing.The repair allowance is a line of credit so that I only have to pay interest when I draw the funds out.Interest only loan with a 1yr term.

But probably closer to what @Cailyn Aune said with the 800-1200.I've been learning that using conservative numbers, 100$ a door seems to be the sweet spot unless these are full cash deals.

Local investors can do it and it may be great for section 8 or other strategies, but for bread and butter rentals, I find the sweet spot to be $900-$1,200/mo.
