guilty as charged.i just bought an auction home on one of the website ones sight unseen.The home was supposed to be occupied so I was not going to make the 800 mile trip anyway . my decision was based on the comps, interview's with 3 area agents and great information from the listing agent.it turns out the owners moved out,the listing agent sold the property to the former owners,a new roof and other repairs left the property in good condition.The agent even sent more pictures .The $50k in equity leaves me with plenty of cushion for some minor p&c repairs

I have no experience buying and selling boats so I am looking for a little guidance.From my research it looks as if I am supposed to reach out to the previous owner and give them a chance to claim the boat.

My guess is: they'll be all talk, with NO guaranteed loan terms (until it's too late).There's MANY threads about Lenders supposedly promising certain terms, but changing them (invariably adversely) on the VERY day that signatures are needing to be exchanged!

If I lose it, try again I suppose : )How would one find off market deals?
