Thank you for your reply, however, I live in Charleston, SC and the downtown area is booming and the houses are on one of the streets that are being revitalized.

Well, the subject property was $120,000 less than its closest comparable.When I went through some of the pictures and street view on Google Earth, I noticed that both properties were similarly built, although they may have had different floor plans, but the most important difference was the neighborhood/subdivision.The closest comparable was part of a high-end, gated community on the south side of a "mountain," with a phenomenal view of the ocean.

Naming a kids room "City Drug Store" is going to be a tough sell to that owner and what if they turn out to be party animals and causing negative attention to their business name?

Location, some federal hill streets are great, some not so much due to proximity to neighboring bad areas.
