We hired a contractor that patched our recessed light box in order to have a flush ceiling a few weeks ago. 

But I haven’t spent much time in Tampa so I was thinking of renting.

Several packages will have the same code in the box.

So, if you found a property sub $75K, you could most likely make that work.Now here is where the out of the box thinker goes..... search for properties that already have a Tenant in place.

I have a contract with an HVAC service to clean/check each HVAC system twice a year (typically at the beginning of both hot and cold weather); they also make certain those filters I leave tenants actually leave the box and end up in the return during these checks.Some Property Managers do monthly check ups: these tend to be done more in apartment complexes than SFH. 

We also bought new washer/dryer (spent so much time trying to find a floor sample of the nice set). 

That means you'll be working your a$$ off trying to stay above water cashwise, banking on a future event you have no control over to recover the cash you spent.
