My tenants fixed several mounts in the walls and when they removed them it has ~12 holes for the screws.Even though the paint is >3 years old, I can take $$$ from their deposit correct?

If you list the property, the tenant can still buy it, but you can treat them just like any other buyer - i.e. write me a contract and provide pre-approval letter and good faith deposit etc.

Never heard of them.Anything providing 100% financing be very skeptical as I haven't seen that happen for years.If they ask for a bunch of fees to process stuff or hold for deposit etc. run the other way.

I wasn't thinking of raising the rent this time but may if the market stays tight.Some options I was thinking:1) Give back $ 400 from their security deposit now as a nice gesture and another $ 400 if they renew.

However I was prepared, willing, wrote the offer that I would putdown a deposit of 100% of the sales price, which was six figures, and had the deposit check already written out for the presentation and kept waiving in front of the seller.
