Often, the on-site agent will assist a buyer's agent who doesn't know much to get through the transaction because the agents on-site who work for the builder are on salary.

For the experts out there, how do you think this would impact the terms?

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Is it possible to get these lists from title companies, or do they not do that type of thing?

Have you thought about that doing that first? 

Which city do you prefer to invest in and why right now ?

I currently have these homes in my personal name, but have been debating whether or not to create an LLC for these rentals.I am in no rush to do this, and I have heard the argument both ways on leaving them in my personal name vs forming an entity, so I am looking for any advice the community may have.
