Set your goals, know where you are willing to shift on those goals and shoot for the goal.

@Alex Garcia-Mendoza coming from a tenants view subleasing makes sense they get out with less of a financial burden, and they shift it to a new tenant and landlord.

I don't know if I can pull off the project in time if I shift gears now, but I have another property that would really benefit from adding the laminate that I've already purchased. 

We are under contract, but with the prospect of a market shift, buyers is asking for a reduction.I don't want to break the deal, but also don't want to lower the price we are under contract.  

Make sure to keep up on the maintenance, usually that's why the foundations shift that much

Any little glitch in the market in those cap compressed areas and you can be upside down in value fast.Other parts of the country that have higher caps, lower per sq ft, and good areas have more safety built in for market shifts.

This is especially true to the recent shift in the market due to the interest rates and continue to change and will continue this year.Happy to hear others thoughts.. 

Most newer investors are more interested in cash flow and then shift to more stabilized assets that may appreciate more over the long term.Personally, I took the opposite approach and bought in stable markets I wanted to live in with little to no cash flow, but I could afford to do so and was fine with that.
