How important is the immediate CoC for a multifamily rental property?

Would this property based on the analysis be considered as a potential investment property?

Private Broker Remarks say"5 hot water tanks and coach house has 1 water tank. 2 are brand new rest are 5 years old, 4 furnaces, roof about 10 years old gut rehabbed about 20 years ago"

@Ulysses Pagan I think there should be a path to cash flow always on 5 or more units, and you need to identify if a particular opportunity fits your business plan. I can see why some folks will accept 3-5% COC for a while in amazing areas where they will be present for decades, and I can also see why some folks need double digit COC returns. Personally, I find that most buildings I have purchased do not present any return for the first year while we get the value add done. After that, they perform great.
