In a roommate/househack situation, when renting individual rooms would it be feasible/legal to put in the lease that any items stored outside of the room being rented must be approved in writing, and/or restrict the number of items stored outside the room?

My advice would be to look in communities that do not have a rental restriction in place or a high HOA fee that can wipe away what may initially seem to be a great deal!
