Hey BPers,  I've been casually reading about Peer Street and Fund that Flip and am curious about people's recent and long-term experiences with these services. 

Would prefer to hear from someone who just used a lender and had a good experience.

As I am accounting for vacancy, capital expenditures and repairs, I have read to use around 5% for each.I am not sure where the 5% comes from.

Curious what your experience was/how you structured it.

Drinking plenty of water and bringing along nuts/trail mix or a piece of fruit while out on the road has definitely been a plus in my experience.

They are dense reading by necessity. 

I am very new to this but have read about half of The Book on Rental Property Investing. 

@Samuel Coronado My experience with building lot purchases is they’re usually only worth what you pay for them once.

The realtor that helped me does not have experience in tenant placement.

Written by attorney investors, it's full of practical advice about the management of investment property, has sample forms that can be edited, and - most importantly - tells you what your primary state laws are and where you can read them.
