When they realized that nowhere enough existing loans were available, they created a work around” that consisted of purchasing a newly originated loan through table funding  and meeting the seasoning requirement by having 3 months mortgage payments placed in escrow.  5 - The entire basis of hard money lending is that there is no formula or program or algorithm which can be used to predict which loans should be made and which avoided.

There is one item that'll account for 95% of income:  Rent.There are a few items that'll account for almost all your expenses:  Property tax (known), debt (known), utilities (easy to assume depending on if it's all bills paid or not), management (know), insurance (easy to estimate), and repairs (likely the most fluid but at scale it becomes predictable on a per door basis.

If the property appreciates the numbers will be fine, but based on initial numbers, this does not appear to be a great investment property unless you are getting 5% appreciation per year which no one can predict

@Timothy Church I have recently been interested in Galveston vacation rentals - but feel that the supply could soon outweigh the demand, coupled with the impending legal implications of cities trying to curtail the rise in these.Basically, with 1,200+ units to choose from, a holiday goer will soon see rapid price drops to try and gain bookings from the owners as their occupancy levels decrease...What's your realistic short-term and long-term predictions in this space, and do you think there is still viable potential here?
