Focus on your target market and look at every listing you can.  

This will help keep your personal stuff out of the target of a person that files a legal demand on your business.  

I suggested that she do something to either leverage the property or transfer it to an LLC, trust, series LLC or something of the like so the property is not a target for people who would try to take out a lawsuit against her.With that being said, she is telling me that the condo association bylaws state that there can be no mortgages on the properties in the business complex where she owns the rental.

Do direct marketers who don't include a way for their target audience to reach them have much success? 

I've read a lot about it online, but I still would love to learn a step-by-step tutorial on which homeowners are best to target, how to deal with real estate agents (or how to find properties without agents?)

Was thinking of pitching that to potential targets.

My target property range is 5-50 units.Long and short, when I generate my list in ListSource, it does not appear to provide accurate data for this county.

As a wholesaler, I feel I should target the high equity absentees because I am looking for a below market price deal.
