The only benefit in this instance, as an investment partner in a JV, or member in a multi-member LLC, is it's an act of "good faith" on my part in the agreement, being extremely transparent about the project's costs for the construction company, and the specific amount the partner/member invoices as profit or salary attributed to construction services on the specific project (I differentiate profit from salary, as it depends on the size of your construction company, a smaller company the profit may be the salary etc).

Several of the companies you listed, ex: propstream are great list aggregators, but their add on services (such as skip tracing) can be sub par.

When it came time to to buy and close on the home the management company had compiled 4 yrs of payment history that was reported to credit bureaus and had all ready reported the prepaid 10k down to the seller too.

If I can’t confirm 100% by sleuthing that way and talking to people, then I have the seller provide whatever proof they can that they really own the property, and also have my title company run an O&E, part of which is snail-mailing a letter to the owner in public record’s primary address so the owner gets notice that their property is for sale and hopefully call the title company and ask what’s going on if they’re not actually trying to sell.

However, the issue I have is that I only have 1 year of solid income from the business, the year prior to that is inadequate, and I know most mortgage companies require 2 years of income to qualify.
