I am curious if many of you prefer a pet deposit or prefer monthly payments.

I have someone interested in my apartment, but when I told her there was a $50/month pet fee she emailed me back saying that pet fees in MA are illegal.

I have always used a pet deposit and charged pet rent. 

Not only that, I allow things I am not completely comfortable with in order to make my tenants happy (smoking near the house, having pets, etc).  

I look for lease violations, smoking, pets etc.

Allow pets?

A friend of mine said she won't allow to tenants rent unless they provide a proof of the animal policy for their pets or rental policy for the tenants possessions.
