Hello BP community , I am new to real estate investing in the San Antonio area, I have capital to invest in and my credit score is 640 , I plan on using the  VA loan for my personal residence but I want to see other options for a rental property.

I moved here from Florida as well.I love house hacking here in Columbus because you can get into the higher priced areas that will appreciate the fastest and leverage your money very effectively.

The current owners do not have a mortgage, and would sell it to me direct.Since the don't need the cash, I'm going to offer $50k down at a 3% interest at a 30yr rate, but buy them out and remortgage it with the bank at year 5.No money needs to go into it, i have a $100/mon HOA, ~$800/mon escrow.

Seems like DC does not have to be the center of the talent universe and we can put more offices for less money around the country, like the FBI lab in Huntsville, NASA in various places. 

I've learned about hard money or direct loan companies but everyone I've talked to so far I can't really say I'd trust them with my personal information much less to to a financing deal with.

Yes, it is work to do this, but if you commit to it, I know personally it will help you to be a better investor!
