Make sure you have all the documentation in line so you can prove that the tenant was not withholding rent because of the staircase issue

Our thoughts & concerns at this point, and I'm trying to place weight on those where we should and lessen the weight where we shouldn't:- The girl seems to be friendly & polite, her parent's live nearby, and her credit/background checks indicate that she's relatively financially responsible.- The guy seems to be polite, but short and to the point.

My parents used to live in their home, which was bought in 2009.

So, if after deducting all flipping-related expenses, including marketing, driving and everything else, you expect to make more than $50k in the remainder of 2020, then consider forming an LLC and elect it taxed as an S-corp and start a formal W2 payroll for yourself, with tax withholdings etc. 

It sounds like you want Nail and Bolt to be the parent company.

It’s not listed anywhere so i assume the kids never did anything after their parents passed.

If a parent has 3 or 4 kids, now you have to agree on a price with several people, and chances are at least one thinks it's worth a million.
