Do i try to wholesale or do i try to flip

Hi I’m brand new to investing.

I’ve been driving for dollars and I found a perfect opportunity. The grass was long and the house had an estate sale sign on the porch. It’s not listed anywhere so i assume the kids never did anything after their parents passed. The nearby houses are valued at 250-300k.

Do I try to wholesale this house, call kids and try to get a lower price to sell to a local investor?

Or do I try to offer low price and hold it and resell it??

I don’t have the card cash up front but not sure if i can finance a mortgage payment for the low price they offer.

Looking for any suggestions... thanks
