It needs a new kitchen, removal of boilers/radiators, hvac installed, paint, water heater, new plumbing, minor roof work, minor stone work on front steps, a 3 seasons room in the rear to be pretty much redone entirely and some other minor issues.

Using the 50% rule, you make $925 a month for an annual return of 6.5%.You did not mention how old the property was but if it is newer, you might net 55% average instead of 50%.For those that are totally LONG TERM, the 2%/50% rule is carved in stone.
