I'm not sure you can obtain a 75% LTV w/ the current rent roll.

The property rented under a two-year lease for $900 a month.The property inspection turned up pretty clean, just a few items like pushing insulation back into place or removing some pending inspection/certification labels.  

I was hoping to get some direction on the best way to obtain financing that would: Increase the likelihood of getting approval ( recent grad however I make a decent income) , wont ding my credit too much (I would ideally try more than one institution to get the best deal).Some things I am considering:1. 

I expected to be able to obtain at least 4 mortgages before getting "creative" with financing.

This is assuming that I can obtain an FHA loan, for which I am not pre-qualified but do meet the requirements for.

Getting a HELOC on some of that equity would be a great vehicle to obtaining additional properties that cash flow better.  

I am also wondering the best way to obtain my first property.

In my case, I'm looking to obtain a basic loan in an amount between $475,000 and 500,000.

Think about it for half a second: do you really expect to obtain a court order compelling someone to buy a property they don't wish to buy?

I am currently taking my RE courses now to obtain my license in RE.
