Nevertheless something really neat that I've seen is friends that have their houses on solid grounds but nearby there are some awesome caves that are part of their land!

Obviously there is a wide range of properties one could purchase, but just a quick comparison between the single family home and a four unit property nearby.  

Possibly through a crowd funding platform, direct lending to another investor or becoming an equity partner in a nearby venture.  

Are there any parking structures nearby?  

With that being said, I am not living nearby the property (although I have people on the ground), so management is also an issue for a C/D class property in a C class area. 

Is at least one of them nearby and have experience in this sort of thing?
