This type of project here is referred to as a JADU (Junior Accessory Dwelling Unit), since it is attached to the primary residence it is classified as a JADU as opposed to a traditional ADU (Accessory Dwelling Unit). 

So take classes or ask someone to mentor you in this, even if you have to pay a lot.

In terms of finding a 'mentor' agent, you would definitely have better luck with finding someone at your existing brokerage - it's what works for me as they're more willing to help someone that works for the same firm (easier to split commissions and partner up on listings to free up schedule).

If not I would suggest finding a brokerage that is investor friendly and find a mentor within that brokerage.

I am junior in college extremely interested in pursing a career in long term rental properties.

I learned and evolved in a different real estate universe.The rules we were taught and lived by… were the SAME rules that ALL of the REIAs  and ALL of the Mentors espoused.1) DONT BUY A PROPERTY THAT HAS LESS THAN 25% equity.Now….. no one says  that ?

Unfortunately, a good mentor isn't always easy to find.Think about it.

Podcasts, borrowing books from the library, borrowing books from my mentors, etc.Even today I still do this working towards my next couple properties.
