We were fortunate to save enough to buy a new primary home this summer and upgrade (850k - better schools, neighborhood, location, etc.) and are now renting our first home for 3k a month to a young family with kids (roughly +$500 cash flow/mo).

The property is located in the Midwest and me and my business partner have ran the comps, numbers and called numerous property managers, handymen, inspectors and even asked locals on reddit to get a better understanding of the rental calculations and local biases in the area. 

From Pompano Beach Florida to Nicaragua to Venice Beach California, Port Orford Oregon & North Baja California, proximity to the ocean is my leading investment and location criteria.   

Just ensure the house rules are clearly stated and a deposit is made prior to the rental.

Thanks Chris for your comments.sorry i didn't explain well. let me try again  showing  some numbers like an example , and I hope that works better.I was trying to ask is what could be a good financial strategy if I find a good  property (location good shape etc..) and the homeowner for example want to sale for market price for example $400k but he still has a loan  $200k at 2%interest rate so he has nice equity  $200k but also he still having big debt another  $200k but with good interest rate these days. my question which strategy would be good one if I want that buy that property using creative financial trying to avoid ask a new loan at the bankThaks again 

It was easy to keep a high occupancy rate with the location being close to 2 universities.
