I heard a very interesting podcast I believe they were interviewing a young woman named Anca, she mentioned buying distressed properties for about 40K fixing them up and renting them and refinancing them only to buy more, so basically she was flipping them to herself.

I had two awesome interviews with Coldwell Banker for a marketing position to ultimately have the position canned as their office is home to the marketing VP for the region and their receptionist quit, so hiring that position was a bigger priority for them.

The first week, I had 5 showings; the general feedback from agents was that although buyers liked the overall rehab & staging, the bedrooms were too small for them (something that I’ll definitely take into account in future flips—but being that this was my first, I didn’t at first recognize this as a potential liability.)A week ago I lowered the price to $250k, thinking that would bring a rush of buyers?

They do their own inspections ( as general as they may be) but it sounds to me like they are not hidden problems and are fairly easy to recognize.

You can wholesale in those areas, just recognize that your target buyer is most likely a landlord, and you will need to price accordingly.For retail flips, focus on better neighborhoods.
