I’d love to hear if your biggest home runs have been from: a) buying an existing STR, tweaking it with your own unique skill set and applying your experience-proven enhancements to be a top performing property, orb) converting a previously non-rental property into an STR?

Currently own my own house valued at approx $250k, with $58k left on the mortgage.  

I am going to lend my own funds to a real estate investment company of which I own 50% of to purchase RE.

Just ask anyone who owns an Airbnb where the city is changing or implementing restrictions STR.

Find 2 or 3 strong wholesalers that are operating in your target areas by talking to people who are already investing in those areas (chances are they have used a wholesaler in the past, or are farming their own deals and may toss you whatever doesn't meet their needs), give them your buy box, and make sure you have your funding lined up to act quickly on a deal.

If you do as you suggest you want to do, you no longer own the property.

A few things to consider when starting out:1) Be sure you have liquidity for the down payment, but also a healthy reserve account, since unexpected costs will come up while owning real estate. 

I use DSCR products every time because of this exact analysis with my own CPA.
