If yes, then you may want to consider it as you can upgrade with a better water heater and HVAC over time (or if you sell, maybe the next buyer can put in a hot tub;).

Potential tenants should see it on every platform imaginable, it looks like you’re on Zillow Group sits (Zillow/Trulia/Hot Pads) but not the other sites.

SW Florida is running out of affordable waterfront properties and Matlacha has an incredible culture with branding opportunities.

For me as an investor in Phoenix, and you know the current tenants are below market rents, and that Phoenix area is such a hot rental market right now this would actually be a positive for me from an investor stand point.

In today's HOT real estate market, it's not smartest guy who gets the deal, it's not the most thorough, nor the most analytical, nor the ones with the most money...it's the one who knows the market intimately - so intimately that he/she knows a QUICK WAY to analyze deals.Case in point: last week of December last year, we found a 279-unit portfolio of apartment buildings from a private owner (off-market deals baby!).
