Very important - please include what your land is zoned for and whether it is out in the country or within city limits.I want to know what raw land is worth typically in areas that won't be developed for a long period of time and if buying near a city has any pros/cons.All input is welcome.

Key is you make your money on the buy / way more important than location IMHO.FHA all the way full steam ahead!

I see too many investors applying these words, "it can't be done", to many things that can be done...you just have to understand the 3 most important aspects of every RE deal...successful and not...and all three are equally important, and depend on the other two for success:1 - Market Analysis:  Don't focus on the property...focus on the market. 

I feel like if I perfect the strategy for showing units and communicating with potential tenants it will save me so much time and many many drives out to each property - and most importantly, cut down on vacancy.

@Channing Chanel I would recommend identifying what's most important to you, identifying your "why"?

The important thing with a rehab is to over-budget and to have an "extra" budget.

I sort of end up on excel at the end of the year importing statements and trying to categorize expenses, improvements, etc.
