You need to check the various sites that are advertising rentals, craigslist, trulia, zillow, hotpads etc to see what your "exact" area is renting for. 

I might of got a little confused now that I read @Nicholas Horsburgh his reply he did not say PPM he said offering memorandum .. many would take that as a PPM  ( private placement memorandum) but maybe he meant like a detailed description in writing of what your trying to accomplish.Generally there are no real contracts for loans there are loan documents though Note  mortgage settlement statement and depending on the lender a whole host of other various and sundry documents usually disclosures so you can't sue the lender. :)

I came across sites such as mashvisor and airdna which seem to be provide solid information for novice investors like myself.

Currently I am hosting LIVE videos on Wed at 6p on Facebook and interview local Real Estate related businesses to give home owners people to "meet" that can help with their homes.

@David MoreheadJust my 2 cents, but there isn't anything in any of these seminars you can't learn in a few weeks for free yourself (or by buying 2-3 books for around $10 each + reading free info on sites like BP).Not trying to talk you out of it, but for $10k you can actually buy a rental property in some parts of the country, so I would seriously consider the value you're going to get.

A good site I use for research is municode.com to find out all the local regulations we might encounter and if there are specific building standards for Parks.
