My wife and I currently have 2 single family long term rentals and would like to add this to the porfolio due to their 3% mortgage and high equity.

I am exploring the acquisition of a property that is a SFH but has a couple of ADUs in the same lot.

The high down payment is necessary so that the DTI ratio is within the range to be qualified for a conventional loan. 

I have sellers of a t6-8 zoned property that would take 1 million right now I'm sure in Wynwood Norte. we can go 12 stories through max incentives and put 60 dwelling units on it. we entitle the land it becomes worth 3 million, then you have construction numbers, sale prices, etc. miami is crazy. the best way to make money from a professional in this industry for 13 years who lives in miami and looks at deals in columbus and miami is development and getting involved in early development opportunities of raw land in urban settings where there is very little risk and pushing high density.

I am very new to REI and would like to know if this is a great opportunity to buy in an up and coming area or if the residential properties will negatively impact my ability to rent out my other unit.

Once the urine is in there it seems to cause future pets to also "go"I am interested in the Reno area, I have been there many times, in public but did not notice a lot of dog owners , at least compared to Bay Area or central Oregon where dog ownership seems high.  

Hi Michael,Are you in the a neighborhood in the actual city of Albany, such as Ten Broeck Center Square, Hudson Park, Pine Hills, or Park South that has 4 unit buildings and can support that type of arrangement without too much concern of negative impact from other tenants?

i would apply for permits right after acquisition of the property when you're set on what you're doing with it 

Lastly my expectation is not for the VA to be an acquisition specialist and get the property under contract, however I would like for them to be able to gather as much information as possible (motivation, timeline, condition, asking price) and work on not being robotic on the phones.
