Simply I have investors where they own 20 gas stations and they do not want anymore stuff to manage but they have cash sitting around.So they like the idea of buying land and sitting on it until the market comes back.Doesn't add anymore onto their plate than they have now.You really have to know what land is doing in your area.In some states like California and Texas development is back in full swing and land is scarce in some areas.In other states land is years off from developers coming back in.

It doesn't seem like there's much turnover in the MFRs in this area but when there is, we understand they get snatched up pretty quickly so in spite of the original price this one caught our eye simply because over time it just kept popping up until we decided to run some numbers and just swing for the fences (compared to asking) with our offer.

Sort of like "If you only score one out of ten times you hit on members of your preferred sex, your standards are too high or you are not swinging enough".You can throw a random 50% offer at every property that comes on the market and sure you may get one out of fifty.
